History
T &
M Management, LLC (T&M) has a ten-year history in Phoenix
as a Professional Real Estate Management and Sales Firm. A
secure and established company founded by Terry J. Kass in
1993, T&M Management has grown into a well-respected company
in the real estate marketplace.
T&M
strengths, focus and direction are entirely devoted to the
Apartment market. Long established relationships with vendors,
suppliers and contractors ensure that all services are delivered
in the most cost-efficient and quality manner.
T&M
prides itself on strong Midwest values and takes a pro-active
role in managing your properties. Unlike larger management
companies who are unable to address your immediate needs,
T&M is a smaller company based on personal relationships
with owners allowing more attention to your properties. The
company has efficient and experienced personnel to assist
its clients so you can be assured prompt attention 24 hours
a day if necessary.

Philosophy
With
many satisfied clients, T&M has been managing small to
mid-size Apartment Complexes since 1993 for individuals, corporations
and investor groups. Attention to detail, accountability and
a keen understanding of the local market enables us to manage
properties successfully which results in a greater return
on your investment.
We’ve
made it a priority to provide you with state-of-the-art accounting
and management services. Our system enables us to track rents
and expenses weekly. Our system allows on-site management
staff and maintenance personnel to rigidly adhere to established
budgets that translate into controlled expenses, maximized
cash flow and benefits to you, the property owner. We will
accept nothing less than the optimum rental performance from
your property, including the highest tenant retention possible
in your market area.

are available to you, the investor/owner, and to every staff

Personnel
Most
of the T&M personnel have been with the company since
its inseption and have a wealth of property management, financial,
and real estate experience.
Mark
Kass
Having ten years prior residential property management
experience in Chicago, Mark moved to Phoenix with
his family in 2000 to establish T&M Management.
Mark was cultivated T&M Management from simply
an idea to a full-service property management company
with a portfolio of over 800 units throughout the
Valley. He has been a licensed real estate agent in
the state of Arizona since 2002.

Mark
Kaitz
Mark has been with T&M Management for over two years.
He moved to the valley in 2002 when he purchased a fifty-unit
apartment building he self managed and performed all
his own maintenance and repairs. He was a licensed broker
in Massachusetts since 1980 where he bought and sold
real estate. Mark is the maintenance supervisor for
Termar Property Maintenance and oversees a workforce
of over fifteen Termar employees. His extensive knowledge
of building mechanics and apartment renovation ensure
quality and efficient work. Mark recently obtained his
Arizona Broker's Licence and is currently the designated
broker for T&M Management. |

Crystal
Becerril
Crystal has been with T&M Management since its inception
in 2000. She started as a part time receptionist while
attending Arizona State University and earning her bachelor’s
degree in business with a minor in accounting. Crystal
was then promoted to assistant accountant and later
to head accountant in 2003. Currently, she is responsible
for over eighty individual owner trust accounts. She
is also the office manager for T&M Management and
is the supervisor for the entire office staff. She is
also a licensed Real Estate Agent in the state of Arizona. |

Taina
Lovatos
Taina has been with T&M Management since 2003. She
began her career in property management while attending
high school working part time as a leasing agent for
a large west valley apartment complex. After graduating
high school, she went to work for Goldstar Property
Management where she was the assistant manager for a
150-unit apartment complex. Later, she was hired by
Bernard Allison to manage a 320-unit apartment community.
Taina is an assistant to Crystal in accounting and oversees
the onsite property managers with their responsibilities.
Taina is fluent in both English and Spanish. |

Nuvia
Perez
Nuvia began working with T&M Management as a resident
manager for a fifty unit building in 2004. While working
there, she proved herself as a highly competent manager
with strong communication and leasing skills. These
skills earned her a position at T&M’s corporate
office where she is the full time office receptionist.
Nuvia is also fluent in English and Spanish. |

Russ
Berkman
A native of Chicago, Russ moved to Phoenix with his
family four years ago. After working for certified public
accounting firms for almost ten years, Russ decided
to change careers and established himself as a professional
photographer where he was working in the Chicago area
for over twenty-five years. Russ started working for
T&M Management just over one
year ago. He specializes in managing T&M's smaller
portfolio properties that are 10 units or less. Russ
is a liscensed Real Estate agent in the state of AZ. |

Sylvia
Hernandez
As the bilingual receptionist for T&M Management,
Sylvia is the first contact for many people. Sylvia
utilizes office and administration skills that she carried
over from her time in a local law firm. With the company
since 2005, Sylvia's responsibilities at T&M Management
include admin duties, leases, and bookkeeping. Sylvia
has lived in the valley for over ten years with her
family. She graduated from North High School in 1997
and went on to graduate from Phoenix College. |
